Hotchkiss Company believes success for our clients comes as a result of our property management staff becoming intimately familiar with the property, coupled with ownership's goals and objectives. This is achieved through pre-contract commencement visits to the property, as well as by the assembling of all mechanical and facility's historical reports.  A thorough audit of all lease, personnel and operational files are key during the start-up period.  Operational budgets and sales and marketing plans will be quickly formulated mirroring client goals and market and economic trends.

• Property Manager
  Responsible for company/client liaison, property management and leasing.

• Director of Operations
  Responsible for the set-up of day-to-day management of the property.

• Accounting Department
  Responsible for assisting the Property Manager in the start-up process, and ultimately the timely, accurate reporting of financial data.

The Management Team's responsibilities include:

• Initial site and building inspection

• Preparation of report formats

• Review of the property's operating documentation

• Coordination of the transfer of the property files, documents and records to our office

• Development of our Company's records for the property, including checking and savings accounts and tenant list

• Review of all lease files and  preparation of updated lease abstract forms

• Review existing contracts and other commitments of the Owner (including personnel files)

• Review the current fiscal year's Operating Budget

• Initiate meetings with the owner and tenants regarding operating and emergency policies and procedures

• Initial formation of new Operating Budgets and Marketing Plans

• On-site staff evaluation and training .
