Operations specialists function as a property’s management team. They plan, organize and direct an expense-side program that includes contract negotiations, purchasing, inventory control and related maintenance functions. In addition, the Operations team is directly responsible for all day-to-day policy and procedures, such as tenant relations, security, repairs and preventive maintenance programs.

In a very structured approach to physical management, the Facilities team evaluates, plans and coordinates a schedule of capital and tenant improvements for each property. After defining each project, Facilities specialists outline the scope of work, create a bidding package with detailed specifications, review all bids and make vendor recommendations to the client. Upon approval, the team supervises the project to completion—ensuring that the contractor stringently adheres to allocated funds and that all work meets the Wm. M. Hotchkiss Company’s exacting standards of quality.
